Terms of use.
These terms govern your use of chandlercre.com (the "Site"), operated by Chandler & Co. Real Estate Group LLC ("Chandler & Co.," "we," "our," or "us"). By using the Site or submitting any form on it, you agree to these terms. Read them carefully. The wire fraud warning in Section 6 and the no-engagement-without-agreement clause in Section 5 are particularly important.
1. About the firm.
Chandler & Co. Real Estate Group LLC is a Florida licensed real estate brokerage (Brokerage License #CQ1071676), with offices at 111 Orange Avenue, Suite 305, Fort Pierce, Florida 34950. The managing broker is Jeffrey P. Chandler (Broker License #BK3412478). Our affiliated property management firm, Verterra Property Management LLC, is independently operated. Where the firm expands into Georgia, North Carolina, or South Carolina, separate state licensure will be disclosed in writing prior to representation in those states.
2. Acceptance of terms.
By accessing the Site, submitting any form, or otherwise engaging with content here, you agree to be bound by these terms and by our Privacy Policy. If you do not agree, do not use the Site. We may update these terms at any time; the effective date above will reflect the most recent revision. Material changes will be highlighted.
3. Services we provide.
Through the Site, we provide:
- Information about Chandler & Co. and our brokerage services
- Forms through which you can request a broker opinion of value, apply to the investor channel, inquire about joining the firm, or contact us
- Published market analysis, deal memoranda, and case studies in our Insights section
- A newsletter signup ("The Quarterly")
The Site is a marketing and informational platform. It is not a transaction platform. No real estate transaction, agency relationship, or fiduciary obligation is created by your use of the Site alone.
4. Information on the Site is informational only.
Content published on the Site — including market analysis, deal memoranda, case studies, listings, and commentary — is provided for general informational purposes. It does not constitute:
- An offer to buy or sell any specific property
- A solicitation of any specific transaction
- An investment recommendation
- Legal, tax, accounting, or financial advice
- An offer of representation
Past transaction outcomes described in case studies and the deal grid are based on actual closed transactions, but past performance is not indicative of future results. Numbers cited reflect closing settlement statements and operating performance during the periods discussed; they do not constitute projections of future returns. Investors should obtain independent legal, tax, and financial advice before acting on any information on the Site.
5. No client relationship without a signed engagement.
Submitting a form on the Site, calling us, emailing us, attending a meeting, or otherwise communicating with the firm does not create an agency relationship, fiduciary duty, brokerage representation, or client relationship between you and Chandler & Co. Those relationships are formed only by execution of a written engagement agreement signed by both parties.
Until a written engagement is executed, communications with the firm are exploratory. We may decline to accept any prospective engagement for any lawful reason. Information you share before engagement will be treated confidentially in accordance with our Privacy Policy, but does not create a fiduciary obligation.
6. Wire fraud warning — read this.
Real estate transactions are among the most-targeted categories for wire fraud. Criminals impersonate brokers, attorneys, title agents, and lenders by spoofing email addresses and intercepting communications to redirect wire transfers to fraudulent accounts.
Chandler & Co. will never send you wire transfer instructions by email. If you receive an email purporting to be from anyone at the firm containing wire instructions, account numbers, or routing information — including emails that appear to come from @chandlercre.com — assume it is fraudulent until verified.
Before transferring funds in connection with any transaction we are working on with you, verify all wire instructions by calling the firm directly at 561.771.5507 using a number you have independently confirmed — not one provided in an email. Do not reply to the email; do not use any phone number in the email itself. Speak with the managing broker or the team member you have been working with directly.
If you transfer funds based on instructions you did not verify by phone, Chandler & Co. cannot be responsible for the loss.
7. Florida brokerage relationship disclosure.
Under Florida Statute 475, real estate brokers must disclose the nature of brokerage relationships to prospective customers. In commercial real estate transactions where the buyer or seller is not the consumer of residential property and the transaction value exceeds $1,000,000, the parties may elect to waive certain disclosure requirements pursuant to F.S. 475.278(8). Chandler & Co. typically operates as a transaction broker, providing limited representation to a buyer, seller, or both, without acting as a fiduciary or single agent. The specific brokerage relationship for any given engagement will be confirmed in writing prior to representation.
8. Listings.
Most of our seller engagements are conducted as confidential, off-market processes (see Listings). Any property information published or distributed through the Site or by firm representatives is believed to be accurate at the time of publication, but is subject to change, error, omission, or withdrawal without notice. All material terms — price, lease terms, financial information, occupancy, physical condition — should be independently verified by buyer due diligence before any transaction is consummated.
9. Affiliated firm — Verterra Property Management.
Chandler & Co. is affiliated with Verterra Property Management LLC, a Florida-licensed property management firm. Where a brokerage engagement involves property management services, that relationship will be disclosed in writing. Verterra operates under separate ownership and is responsible for its own performance, contracts, and obligations.
10. Use of the Site — your obligations.
You agree to:
- Provide accurate information in any form you submit
- Not use the Site for any unlawful purpose
- Not impersonate any person or entity, or misrepresent your affiliation
- Not attempt to gain unauthorized access to any portion of the Site, any user account, or any of our systems
- Not interfere with the operation of the Site or attempt to extract data through scraping, automated tools, or other means
- Not introduce viruses, malware, or other harmful code
11. Intellectual property.
The Chandler & Co. name, the italic ampersand brand signature, the wordmark in all variations, the brand color system, and the visual design of the Site are property of Chandler & Co. Real Estate Group LLC. Content authored by the firm — Insights articles, market reports, case studies, and original photography of properties we represented — is copyrighted by the firm.
You may share excerpts of Insights content with attribution and a link back to the original page. You may not republish full articles, reproduce brand assets, or use the Chandler & Co. name, logos, or wordmark for commercial purposes without prior written permission.
12. External links.
The Site links to external resources, including Verterra Property Management at verterrapm.com, social media platforms, and occasionally third-party industry publications. We do not control the content of external sites and are not responsible for their privacy practices, accuracy, or content.
13. Disclaimers.
The Site and all content are provided "as is" and "as available," without warranties of any kind, express or implied. To the maximum extent permitted by law, we disclaim all warranties, including warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or free of viruses.
14. Limitation of liability.
To the maximum extent permitted by law, Chandler & Co., its members, officers, employees, agents, and affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or reliance on any content on it. Our total liability for any direct damages arising from these terms or your use of the Site is limited to one hundred dollars ($100). This limitation does not apply to liability that cannot be limited under applicable law.
15. Indemnification.
You agree to defend, indemnify, and hold harmless Chandler & Co. from any claims, damages, liabilities, costs, or expenses (including reasonable attorneys' fees) arising from your breach of these terms, your misuse of the Site, or your violation of any law or third-party right.
16. Termination.
We may terminate or suspend your access to the Site at any time, for any reason, without notice. The provisions of these terms that by their nature should survive termination — including intellectual property, disclaimers, limitations of liability, indemnification, and governing law — will survive.
17. Governing law and dispute resolution.
These terms are governed by the laws of the State of Florida, without regard to its conflict of laws principles. Any dispute arising out of or relating to these terms or your use of the Site will be resolved in the state or federal courts located in St. Lucie County, Florida, and you consent to personal jurisdiction and venue there. Before initiating litigation, the parties agree to attempt to resolve any dispute through informal good-faith negotiation for at least thirty (30) days.
18. Severability.
If any provision of these terms is found to be unenforceable, the remaining provisions will continue in full force and effect.
19. Entire agreement.
These terms, together with our Privacy Policy and any executed engagement agreement, constitute the entire agreement between you and Chandler & Co. concerning your use of the Site.
