80/20 split. No desk fee. No franchise tax.

You eat what you kill. We do not skim 30 percent off the top to fund a national brand campaign. No monthly fees, no marketing tax, no franchise overhead — flat 80/20 from day one.

Institutional-grade underwriting on every deal.

Our proprietary underwriting model — originally built for institutional acquisitions — is available to every agent at the firm. Multifamily, office, retail, industrial. Full waterfalls, sensitivity, debt sizing. If you have not underwritten at this level, we will teach you.

Co-brokerage on principal deals.

The managing broker is an active investor. Agents at the firm get the opportunity to co-broker on deals we are sourcing. Where accreditation and deal fit align, agents may also participate as LPs in syndications.

Verterra referral economics.

Every property we sell to an absentee or out-of-state owner is a potential management contract for our affiliated firm, Verterra Property Management. Agents who refer management or leasing business receive 25 percent of Verterra’s earnings on that account for the first twelve months. The same applies in reverse — Verterra clients who decide to sell come back through brokerage, and the originating agent has first-look representation.

Remote, with structure.

Work from anywhere in your licensed state. Biweekly one-on-one with the managing broker. Quarterly all-hands. We are not a daily-stand-up firm. We are also not a fend-for-yourself firm.

Brand and infrastructure.

E&O insurance, legal and compliance infrastructure, brand, marketing collateral, and the operational systems are handled. You bring your laptop, your phone, and your book of business.

Who we recruit

Selective on both sides.

We are selective about who we bring on for the same reason we are selective about engagements — the model works only when every person at the firm contributes at a senior level. We do not publish a GCI floor. We do filter on production track record and the producer’s willingness to work as a principal, not a passenger.

We are recruiting

  • Commercial real estate agents with established production
  • Residential agents with institutional or multifamily experience transitioning to CRE full-time
  • Analysts or underwriters with banking, lending, or capital markets backgrounds moving into brokerage
  • Producers licensed (or willing to license) in Florida, Georgia, North Carolina, or South Carolina

We are not recruiting

  • New licensees with no production history
  • Agents seeking lead generation as the primary value
  • Anyone looking to coast on a brand and a desk
  • Residential-only producers without a clear plan to transition to commercial
